Garage Door Tune-Up and Maintenance in Arcadia

A door that cycles all day needs a check on its use, not the calendar. We inspect, tighten, lubricate and adjust, then advise on an interval.

Service Intervals Should Follow Use

Wear is counted in cycles. A home door might complete a few hundred a year; a shop or loading bay can complete that in a month. The right service interval for a busy door is therefore measured in how many times it runs, and a yearly look might leave it unchecked for tens of thousands of trips.

A tune-up covers the moving parts and the safety devices: springs, cables, drums, rollers, hinges, track, operator, edges and beam units. Fasteners are tightened, moving parts treated and balance tested. We note anything near the end of its life, so replacements can be scheduled before they break.

Reasons to Book a Check

  • The door runs many times a day

A door cycled dozens of times daily wears springs, rollers and hinges quickly. Regular checks catch the weak part before it fails mid-shift.

  • Nobody has looked in ages

When the hardware has gone uninspected for a long while, loose bolts, dry bearings and worn wheels are probably there already.

  • The door feels different

Slower travel, a new noise or a door that is harder to lift by hand all indicate that something has shifted. It is cheaper to look now.

What the Visit Covers

  1. 1

    Check every moving part

We go over springs, cables, drums, hinges, rollers and brackets by hand, and snug any bolts that have worked loose along the track.

  2. 2

    Treat and set

Rollers, bearings and hinges get a suitable lubricant, then limits, force and balance are reset wherever they have wandered.

  3. 3

    Leave you a plan

You get a brief account of what is worn, what is next in line and a suggested gap before the next visit, based on the door's count.

Tune-Up Questions

How often should a busy door be checked?
It depends on the daily count. A door cycling all day may want a look every few months, while a seldom-used farm door might manage a year. We suggest an interval once we know your pattern.
Does a tune-up prevent spring failure?
It cannot stretch a spring's life, but it can show you one that is near the end, so you replace it at a convenient time instead of in the middle of a delivery run or a busy morning.
Is lubricant all that is needed?
No. Lubrication is only one part of the visit, which also covers tightening, balance, safety devices and wear checks. Some lubricants attract dust, so we choose carefully for dusty buildings such as barns, feed rooms and workshops.
